in 10 easy steps

We are committed to making life as easy as possible for our vendors. We will take care of the whole process, starting with the marketing of the property, finding a buyer that meets the criteria and then managing the conveyance process.

An Accurate Valuation

How much is your house worth? It’s vital to get an accurate valuation so the best possible price is achieved. Aston Woolf can provide precisely this – thanks to our knowledge of the local property market.

It is totally free and we will guide you through all the costs associated with moving.

Marketing Your Home

Aston Woolf has an eye for detail; we select the best photo from the photo shoot and edit property description to make sure Aston Woolf properties stand out from the crowd. We make sure that every single property advert we place on line or in print looks fabulous.

In addition to advertising on the major property portals, including Rightmove, Zoopla, Prime Location and our own website, we also use photos to drum up interest on social media.

Once we’ve started marketing our state of the art technology goes to work matching suitable buyers to your home. But at Aston Woolf we‘re great believers in the human touch so we will carefully register and check all applicants, to ensure they are serious potential buyers who won’t waste your time.

Viewings

Taking care to match the right people to the right property makes it much more likely that a viewing will lead to a sale.

Our enthusiastic and hard working people know exactly how to show off your home to its best advantage.

4.

Agreeing the Sale

After each viewing our sales team takes to the phone to follow up each lead and when we receive an offer for your home, we’ll liaise between you and the buyer until a price is agreed. At this point we we’ll also be looking at agreeing a time frame for exchange of contracts and completion of the sale.

If you’re buying we’ll liaise with the estate agent concerned to find out the state of the chain.

Instructing Solicitors

At this stage we’ll need your solicitor’s details.

If you haven’t got round to appointing, we’ll happily put you in touch with one.

Sorting Out Your Mortgage

We’ll happily arrange for you to talk with a mortgage advisor, who is totally independent. Their only aim is to help you find the best possible mortgage deal from 1000’s currently available. It’s a free no-strings attached service.

You have got nothing to lose and potentially lots to gain by asking for a free quotation.

The Valuation or Survey

Your bank or mortgage lender will usually appoint a surveyor. Your buyer will be arranging a valuation of your home for their lender, and for a complete peace of mind, they may want a full independent survey.

If you’re buying another property, you’ll want to do the same.

Keeping On Track

If you haven’t already instructed a solicitor, you’ll need one now.

You will need to pay for all your searches at this stage, and provide an indication of your preferred time frame for the transaction.

Once solicitors on both sides receive the draft contract documentation, they may want to make some further enquiries. This is standard procedure, but it can delay the transaction. It’s important that you stay in close contact with your solicitors, to ensure they are moving things forward as quickly as possible.

9.

Exchange of Contracts

Once both solicitors are satisfied with the answers to all their enquiries, and mortgage offers have been received, it will be time to sign your contract.

At this point you will need the money for the deposit on your new house. This is usually 5 -10% of the purchase price.

You will need to agree a completion date.

The Big Day – Moving In (Completion Date)

You have now made it to the finishing line. Congratulations!

On the day your sale completes we will only release the keys to your buyer once we have received notification from your solicitor. The same will apply on the new home you’re buying.
